Debris & Roof Leaks

With the warm weather and not much snow on the roofs now would be a good time to police them for any debris that has accumulated since the fall.

This debris comes from kids throwing things, such as glass bottles, onto the roof or tenants sub-contractors leaving miscellaneous garbage  laying around. The problem with leaving this on the roof is that it gets stepped on and punctures the roofing membranes causing roof leaks.

You could have us check your roof while at the building doing a service call instead of making a special trip. While on the roof we could also check for cracks or tears in the membrane and clear debris from drains and overflow scuppers.

Are your Tenants In the Dark?

I know what you are thinking, but that is not what I meant. I’m talking about the exterior lighting at your buildings. During the winter the nights are longer and the pole lights and wall packs get more usage. When the exterior lighting is working properly your tenants feel safer and decrease the chances of an after hours call about the lights not being on in the parking lot.

One of the most common problems is lamps cycling on and off after they have warmed up. This usually indicates that the lamp is at the end of it’s life span. If not replaced this cycling can burn out the ballast prematurely. We can check buildings with time clocks, override switches or one photocell during normal business hours. Buildings that have individual photocells on all fixtures are quicker to check after hours. If you schedule ahead of time we will check these building after hours at our normal rates. Then we can do all the repairs during the day. It usually takes 30 to 45 minutes to check and map out any problems at a building.

2012 Contracts

We have finished mailing out next’s years contracts.

Please look them over, sign and return as soon as you can so we can enter them into our system. This will avoid any interruption in your service and a mad rush to get them entered by January 1st. Our system automatically cancels any contracts that have not been renewed. It is easier to just renew them now than restart them and avoids anything being missed. Thank you in advance for returning them and for the opportunity to work with you again in 2012.

Fall Preparations For Winter

With temperatures in the 80’s it’s hard to believe that fall and winter are on their way. To prepare your buildings for these seasons here are a few items that should be scheduled to be done or items to be checked out for needed repairs.

  • Cooling towers scheduled to be drained.
  • Boilers inspected and tested.
  • Warehouse unit heaters tested for proper operation.
  • Weather stripping on man doors and dock doors inspected and repaired.
  • Mechanical room heaters tested for proper operation

United Operations Redesigns, Adds To Online Presence

United Operations has just finished redesigning and updating our website. The look and layout have changed, social networking links have been added and this newsletter has been integrated into the site.

The new layout makes it easier to navigate plus the platform it was built on makes it easier for us to update ourselves. This helps prospective and current clients find the information they are looking for.  There is even a search box you can use if you are looking for information on a specific topic.

The second change is that we have created company profiles on LinkedIn, Facebook and Twitter with links to them from our site. If you have profiles on any of these Networks you can link to our company profile and receive notifications whenever we update our site with new information. You can also sign up for  updates on the website by entering your email address in the “Stay Connected” box in the lower right corner of our website.

The third change is this newsletter being integrated into the website. All the information we provide in this news letter will now be on the website every month. If you sign up in the “Stay Connected” box or through one of the Networks mentioned above you will be notified when new content has been added to the website for you to view.

Mold: Microscopic Mayhem?

Mold can grow on most organic materials if moisture and oxygen are present.. Mold spores will begin to grow if the excessive moisture condition is not corrected. It will gradually destroy whatever it is growing on.

Mold growth happens when roof leaks, broken pipes or high humidity levels in vacancies, mechanical rooms or other spaces that are left unattended. In short there are four stages for addressing mold.:

  1. Correct the condition that allowed the growth to start.
  2. Remove all excess moisture from the area.
  3. Abate and remediate the mold problem. (tear out and cleaning).
  4. Maintain proper conditions so mold will not re-grow. The abatement may be avoided if the conditions are caught and the area dried out within 48 hours.

We have personnel who have completed courses in mold identification and abatement from the University of Minnesota. We would be happy to investigate and problems you may have at your building or set up a monthly inspection for building vacancies and mechanical rooms.
